hi im after an average price for landlord checks got one coming up and trying to gauge a realistic competetive price.

Hey I wish I lived in same area as you guys. There are guys running around undercutting people were I live and charging £25 yes that is right £25 and this is regardless of how many appliances.
your doing well to get £35 these days. One of the letting agents I do them for gets me to do " invoices one is what I am actually making and the other is for £100 (this is what they charging the landlords) so lettting agent making £65 more than I get for doing job £35 but they still want cheaper it makes me sick
Some of these prices are very cheap. Do these prices include a full stripdown and service of all appliances?
I would agree with your pricing then, 25 quid is ridiculously cheap for a CP12.mine do
always service boiler before issuing cp12 you cant say its safe unless you do , £85 to issue and service.
course you can mate thats the point of an analyser, working pressure test and visual checks.
servicing is a different service.
i can see what your offering is a service and a check after - but its possible and safe to to carry out your checks on a boiler and issue a cp12 without servicing the appliance.
The way i look at it is this , If i am going to put my name down and say that that appliance is safe to use for another 12 months then i will make sure it is , if you are carrying out flue flow and spillage on say a bbu you have to take the firefront off anyway so its worth checking and cleaning the burner as well , so you may as well check the flueways , they could be sooting up for all you know without looking , you sign it off because the gas checks say its ok , 2 months later its dangerous , so what happens then , you,ve given a cp12 saying its safe .
modern boilers fine to visual and analyse but older boilers need a bit more , if the landlords don,t want to pay don,t do it ! simples let some other mug sign it off without checking.
