By the looks of things, there would only be millimeters in it.

There won't be much difference with a close coupled pan and what there is at the moment
 
Long shot but could you put the toilet where the bog roll holder is and re do the waste external?
 
Surely that is the camera lens. Look at the cistern and toilet seat.

It's one of those estate agent's photographer's photographs. They make everything look bigger than it is.
 
What about an Ideal Standard space range corner pan admit the soil pipe may not look to pretty but just another option.....regards Turnpin:)
 
Estate agents really are deceiving swines, I'd love to lay one out on a rack and stretch him out like they do their pictures.
