Hi,

So every so often (at least once a day) our boiler refuses to heat our hot water when we run a hot water tap. Whilst the tap(s) is running, there's a slight 'hiss' sound coming from it and every so often it'll 'click' as if trying to ignite (when it ignites you can hear the 'whoosh' sound). Or it'll ignite for several seconds and then turn off as if it's heated the water sufficiently, which it does but it then goes cold again very quickly. This on/off process then repeats itself until the water finally stays hot. It can take around 15 minutes of running the tap for it to start heat the water consistently.

Our landlord has had someone round twice to look at it. The first time he replaced the water block (a big metal block that has thin metal plates in it to heat the water), which I thought didn't make sense as the boiler heats the water fine, it's just getting it to start heating it that's the problem. The second time he came round, he said it was the low pressure, which was at 1. He upped it to 1.5, but its fallen back down to 1 several times and I've had to up it back to 1.5. It's dropped to about around 1.25 in the past 24 hours.

Another issue, and one we only noticed recently and could be related to the above problems, is that the heating has come on by itself (all radiators) even though the thermostat is set to off and the boiler is set to water only. The pressure did go up slightly after having previously dropped.

Can anyone suggest what is going here? I've read that pressure drops are due to leaks, but the radiators are all dry. I don't know much about boilers, but I get the impression that the engineer that has been round doesn't quite know how to fix the issue.

Our boiler is a Ravenheat and a sticker that says CSI / HE range. There's nothing else to indicate what model it is.

Your problem is that you have a ravenheat :)

Sorry mate you won't get gas advice here unless you are a gas safe registered engineer.

It's all in the name of safety and all that

Totally get what you're saying. Just get the feeling the guy who's been round before isn't listening to what I'm saying and was hoping for some help to narrow the problem down to something specific so we can get it fixed.
 
I have read your post carefully - as you are renting your landlord has a LEGAL obligation
to maintain your property especially heating contact the owner and if you are unhappy approach
your local council- very soon your landlord will have to insulate your place BY LAW
