Hi all.

Not sure if this is the right place for this (please excuse me as I am new to the forums) but im having ongoing problems with out Potterson boiler locking out. 3 plumbers later we have figured out that the cause for the lockouts is due to the condenser pipe (which connects to our waste outlet under the sink, along with our other appliances) blocking and backing up. We believe we've isolated where the blockage is occurring (bend just before it hits the main waste pipe) and did initially clear this with some short lived success.

A couple of days on and its blocking up again, which makes me think something in that general area is clogged. Oddly though, the kitchen sink seems to drain away fine and we haven had any issues with either the dishwasher or washing machine (which also use the same drainage).

Obviously repeated visits from plumbers is becoming costly, participatory where we fail to reach a satisfactory outcome. Short of re-routing the condenser pipe, which I want to avoid, is there anything else we can try. Industrial drain un-blocker, rodding, plumbing snake?

Failing that, who would be the best person for this job...a boiler specialist, general plumber or drainage expert?

Can you post a photo so we can see how it's all set up?
 
If you've paid someone good money to fix it, and they've failed, then get them back.Maybe the pipe doesn't have enough downward run, or a joint is causing a blockage to build up - it's not rocket science stuff, so get the plumber back at his own cost.

Will try and take a photo, but in short the condenser pipe runs down the wall cavity behind the sink and joins a bend, which then seems to flow into the waste pipe. The sink, dishwashers and washing machine also flow into that same pipe. So you think a plumber (worth their salt) should be able to sort this?
 
PS - before getting a plumber out is it worth using some sort of chemical flush/unblocker and if so what would everyone recommend? To top things off we now also have a leak from the where the condenser pipe attaches to the underside of the boiler. There is a plastic screw cap and a washer, but it looks like the washer has had it. Tried a bit of plumbers mate and tap round the thread, which didn't seal it. Couldn't find the same type of plastic washer in homebase...any suggestions?

At the moment I'm thinking you'll probably just need the pipes rearranging hence asking you to post a pic so we can take a look.
 
The condense pipe deals with some of the products of combustion making it illegal for you to be tampering with it.

You need a gsr in to look at your boiler. We cannot and will not give advice on the installation or repair of boilers for your own safety.
