Hi, new to the site so please bare with me.

I have a property which is rented out, up until recently to a single guy. In the last month or so his partner and children have moved in making it a home for 4.

The current heating system is powered by a baxi boiler with water tank in the loft.

Tenants are now complaining that it’s a chore having to turn the boiler on and waiting to get hot water and that the tank doesn’t hold enough water to fill 4 baths.

I believe this is the start of a number of conversations they’ll be instigating to try and get me to replace the heating system with a combi.

I’m reluctant to do so because the current system is still very efficient, services every year and of course the associated costs.

My question is how much does replacing a back boiler with a combi tend to cost (north east)? Also, the pipe work is 8mm microbore, does that make any difference to the installation or would it just be a case of fitting appropriate valves to adapt to that size at the boiler?

Depends on the system but me personally I would want to price for repiping as it’s 8mm

As for costs anywhere from 4K -8k you might get some cheaper but you can tell where they have cut the price

Depends where in the country you are/what brand of boiler you want/ what size boiler/ whether the gas pipe work will need upsizing/ type of flue etc etc. No two jobs are the same so all depends. There’s loads of variables.

Yes you can get valves for the microbore, however be aware that microbore does not always hold up when the system is pressurised.

Best bet is to get several quotes from local firms mate.

I would imagine all the hot water is used by bath 1 or 2. They then have to wait for it to reheat for the remaining baths
 
Any stored water solution will struggle with 4 newly drawn off baths. What’s wrong with one after the other and topping up with hot. As long as nobody pees in it you’re fine
