That’s understood buddy when is your rent due because you could formally notify your LL that you intend to get a cert carried out by a qualified engineer and you will knock it off the rent
Thanks for that its and option --I am going to contact the Landlord now and mention my concerns --I will post an update on how this pans out.. Thanks Everybody
 
Hope it goes alright. If you approach it all sensibly it should be ok. It could be a genuine oversight

Wish you were joking but I fear you aren’t that’s a mess to put it politely.
I attached the socket to the wall as it was lying on the floor and with the pipes leaking most of the time I thought i better move it--I can put up with all the other faults in the house but the safety of my 2 kids comes first.

Mate I know it’s not always so simple but you could do with a better landlord. That’s pretty dire unless you’re getting a cracking rent price but I bet you’re not

The rent is good at £475 per month but we had to spend £1000 of our own money upfront to bring the place upto a living standard as the previous tenant wrecked it from top to bottom so we got a lower rent for doing the work ourselves --the average rent is about £550 around here --we have a long list of major faults which the landlord asked us to report to him but most of them have not been looked at in 10 years or more so we just ignore them now .Non working or damaged electrics we were not allowed to fix as per instructions from the landlord but he has not had them done either so we are caught in between .We cannot afford to move or rent elsewhere due to the lower rent so we are a bit stuck what to do next and me and the wife are in our fifties with 2 sons aged 13 and 20.
 
The plumber made contact with me and admitted he had not carried out the gas tightness check even after indicated it has passed and that he was having problems updating his gas safety id --he has rectified the gas safty tightness test and intends to sort out the gas safety id this week and then issue me with a new certficate---I know this is not totally legal but what can i do.

If that's what actually happens, it seems to me like an outcome you can be quite pleased with.

Don't forget to make sure you have a smoke and carbon monoxide alarms in an appropriate location(s) and that you test it/them from time-to-time.

Yes I got them and test them on a regular basis and to his credit the gas fitter when he came out for second time tested them as well so I think guy is ok ---thanks for all the help and comments everybody.
