the boiler keeps kicking in and out. hot water, gas is on for about 20 seconds then off, then back on, and so on. the heating does the same but after a few times it completely stops kicking in and out. because of this we get a bit of hot water, then cold, then hot and so on. but we get no central heating at all.

It is the lada of boilers. Get someone to have a look it will be easy fixed but the cost may be near the price of a new one i'm afraid. Infact just buy one for spares. It will be cheaper in the long run.
