Hi.
I was wondering if someone can help explain the whole 'water-seal' part of Traps.
I just dont get it at all. Example, traps fitted on flat bottomed appliances should have a minimum water seal of 38mm.
Any help would be appreciated.

Hi
Intend to install an AAV for soil vent pipe in new bathroom. This must be above flood level, so above sink overflow. What's the point in that if the shower outlet is at floor level? Surely if the system gets blocked somewhere, then the waste water from the sink or toilet will come out the...

My main boiler has developed a drip leak from the area of the condensate trap. It is not excessive, but so far the plumbing engineer has not managed to resolve the problem. The drip starts within 10 minutes of the boiler starting and usually stops after approx. 2 hours. Initially the drain cock...

I changed the trap for her, did a test and it was fine. We checked the dishwasher, washing machine and filled the sink and...

How to test a Baxi condensate trap.
This condensate trap is used in a number of Potterton boilers as well so I understand and it can be the cause of a flame failure lockout.
Baxi will tell you to disconnect the white wire by the fan and if the boiler runs it's a damp trap....
Well it would...

Went to fix the waste on a 1 & 1/2 bowl kitchen sink. Water filling main sink when 1/2 used or WM empties. Assumed problem was due to slow water escape. Both waster go into 1 1/2 P trap with spigot. Fall was poor and out let after P seemed too close to base of main sink. Cut out (solvent)...
