Hi,

Would appreciate some advice with this strange one please.

Went to report today of 4" soil pipe leaking where it meets he ground.

The 4" pipe has 3x 22mm copper pipes bossed into it which I assume are PRV pipes from unvented cylinders in ac of 3 flats
The 4" pipe does not go underground,it simply stops where it meets the grass.

So I think a cylinder in one of the flats is discharging though the PRV (I don't have inside access) and
The original plumber didn't connect the drain.

My solution was to get the estate agent to write to possible 3 culprits with unvented cylinders, but just wanted to ask about the 4" pipe.

Does this need to go to drain? Others seem to on this block, not sure why this one isn't?
Is it usual to put up a 4" pipe just for 3 PRV pipes?

Thanks in advance, flats are about 3 years old and not m specialised subject, re regs.
 
I thought that at first, but would have known after 3 years.

I suppose the issue her is what to do with the bottom of he stack?
 
Memo to myself to read all of the post eh! Never saw the pipe stops where it meets the grass either.
 
Where I stay guy we don't even get 2g. Signal is terrible.

@ emergency man. Call out local engineer who has his 3g unvented ticket to assess .
What I'm not understanding is why it stops at the grass . It sounds like all the 4 inch does is acts soley as the prv pipe and I'd bet no drainage at all . Don't know why 4 inch though.

Had this recently on a inspection when subbing for a large gas maintenance company,you haven't mentioned a safety cage on the bottom of the stack ,call out a g3 reg guy ,and backheel the job..
 
I`ve asked a few who have unvented ticket and they don't know either, but seem to think its OK.

Without getting the book out it has to discharge onto a hard surface,not terminated more than 100mm above the surface ,and have a cage at the base of it,new build flats can be a bollicking nightmare ,the builder normally dosent give a toss,and it ends up in a legal battle ,don't get involved mate been there not worth it.
 
Thanks for the help. Yes found that online

The original complaint was for a leaking soil stack so on my report I have simply put that leak from one of three water heaters, landlord should arrange repairs and also ask engineer that repairs to consider suitability of discharge pipework.

Inside the flats is nothing to do with me, I just do communal pipework and drains anyhow.
