seized
Seisin (or seizin) denotes the legal possession of a feudal fiefdom or fee, that is to say an estate in land. It was used in the form of "the son and heir of X has obtained seisin of his inheritance", and thus is effectively a term concerned with conveyancing in the feudal era. The person holding such estate is said to be "seized of it", a phrase which commonly appears in inquisitions post mortem (i.e. "The jurors find that X died seized of the manor of ..."). The monarch alone "held" all the land of England by his allodial right and all his subjects were merely his tenants under various contracts of feudal tenure.
Hi everyone, I'm new here!
I've bought my first house - needs a fair bit of work doing to it, including the plumbing. I'm keen to do stuff myself rather than getting contractors in, wherever possible, not just for cost, but also because I want to learn (a useful life skill surely!)
I'll...
Hi. I have a kitchen mixer tap unit with older washer type inserts which has a dripping cold side. I have a pair of replacement ceramic inserts to upgrade both but the cold side insert will not shift at all. It genuinely is so tight that I am in danger of damaging the mounting even though I am...

Hello all,
Can anyone suggest a good way of relieving this hot water tap of its backnut? The nut's quite firmly seized to the thread.
Have so far tried scraping the crud out of the nut then spraying with WD-40, tapping with a hammer, applying with a heat gun and, of course, brute force...

I'n trying to free-up the swiveling spout on monobloc kitchen tap.
I've tried soaking it in PlusGas hoping it'd seep down & give me a shot moving it - but no luck. The only heat I've tried is boiling water - didn't want to spoil the brushed finish.
Any suggestions to get it freed-up?

Hi all,
First time posting to this forum. Had the boiler serviced roughly two months ago. The chap fitted a new pump (danfoss bfp 11 L3), nozzle and adjusted the electrodes. He commented that the burner was running very cleanly.
However, after three weeks of trouble free running, the boiler...
Hi All, The main stopcock in the house has seized. I've tried turning it but it wont move much. I tried to loosen the gland nut but that just turned with the tap head. There is a small leak around the gland nut so I think I must have disturbed something. I tightened the gland nut but the leak is...
The temperature control on a shower valve has seized (in mid position) preventing adjustment. I have removed the cartridge and immersed it in a bowl of white vinegar for a couple of days but the control still refuses to budge. Is it wise to squirt WD40 (or some specific release oil) into the...
Hi,
We have a cracked nut on a stopcock that is also in a tight space (two bricks high by two bricks wide). We can't close the stopcock even though we've liberally applied WD40 to it. So we are now looking for advice on how to resolve the situation.
