If it was a diy service I assume you don’t have a flue gas analyser. Difficult to set them up without one. Get a service engineer. Nothing wrong with the Riello 40 burners. I have the same. Where are you?
Shaun - I would agree for a bottom-outlet tank. Conduit would provide no protection from the heat of a fire. It'll have to be copper down into the ground. Then swap to copper inside an inspection chamber.

Depends on your storage tank. Mine is a sealed unit and uses cold water pressure to dIsplace the hot so I can (and have) had hot water during our many power cuts.
