    Thanks for your information. My son said the wiring wasn't correct but I guess that's how it was before. An electrician did come last year and rewired a lot of the house (I was living there at the time - I guess he missed it.) I think I need to have a quiet word with the letting agent.

    No, it was definitely the pump. According to the letting agent and the invoice (plus the old pump was different).
