    Thank you for that.... my problem is everything is a maybe.... and I don't want to end throwing good money after bad. 3 parts already replaced to no avail although it is performing a little better the problem still remains....:-(

    Still remains unresolved....the Plumber has now switched off what he calls the "pre-heat" and it has helped a little ie. it is staying on a little longer but other than that it is still red hot and then cools down....its gonna be a long cold winter!! If you resolve your problem please let me...
