    loud humming and vibration in water pipes

    Change your ball valve, probably the washer inside is worn so it intermitently lets water through causing the arm to move "knocking" the washer giving the vibration as water is let through and stopped quickly

    You will be better than my last apprentice, who had done 2 years on a full time level 2 plumbing course, but failed to identify a soil pipe and tried to core a waste through a 9" solid wall with my new bosch spade bits!!!

    That ceiling looks fine, only artex stipple ceilings contain very small amounts of asbestos. Whoever found the asbestos in the garage, if it was part of a survey, would of looked everywhere else as well.

Pls view pic and Durgo should be fitted on the brown soil pipe at the top of the branch before the underside of the roof in your pic. Looks like you don't have one Looks like the white elbow makes a double trap before entering...

    Im thinking a cleaner wouldn't get a chance to circulate if pump runs for a few minutes at a time, also it would mean leaving the boiler on to keep locking out every 2 minutes.

    Pump set , system installed in 2002, was a gravity fed system, system will be cleaned before commissioning, it's a large job I have 3 rads which are moving and 4 bathrooms to refurb, house currently empty.

    It's a 50kw, I have done my pipe sizing and its under the purge amount for commercial and the max gas rate is 5.04 m cubed and hour so the G4 can cope as their are no other gas appliances. WB technical and my gas safe inspector both said I'm fine on a domestic card
