soil pipe is leaking through the pan connector when plug pulled on bath or when shower is on. Also, when toilet flushed the bath starts to glug and water again leaks from pan connector.
The soil pipe is under floorboards.
Can you advise on best course of action, please?

you have a blockage in the soil pipe.
flush several times, run the shower and bath all at once and it will all back up into bathroom- but you dont want to do this for real.
get the soil pipe rodded.
