If the inside of that place is as bad as the outside I wouldn't even bother turning the water off, the spillage would leave it cleaner than it is now.
 
I see that your Plumbing Skills have improved 100% dontknowitall ! are these the new build flats you have been working on ??

Mira shower mixer adjustment.
IS IT POSSIBLE TO ADJUST THIS MIXER UNIT? WE HAVE TO HAVE IT TURNED ALMOST FULLY ANTI CLOCKWISE TO GET HOT WATEROUT. THE FRONT PLATE WITH MIRA ON IT PRISES OFF AND INSIDE THERE ARE SOME PLASTIC BITS AND A SMALL CROSS-HEAD SCREW IN THE MIDDLE. THANKS
