Hi all, have a leak in landing from upstairs bathroom.

This only happens when sink taps are on, not shower or toilet .

Think it is a boss connection between sink waste to soil pipe.

And think this is happening in corner where toilet is and that is where sink and soil pipe connect

Just want a confirmation if I am on the right lines?

And is it best to access the pipes via ceiling ,lifting tiles ,or was thinking in making a access hole in plaster board near toilet

Was hoping the last option of making hole in plasterboard would allow me access ?

I have attached the pictures of where leak is in landing downstairs

Any advice would be appreciated

Easiest might be where the coving is adjacent to the consumer unit, all depends where they’ve connected.
 
Yeah good thinking Chris,when you say coving ,would you recommend that the coving comes off or just the plasterboard underneath coving, for access?

Just to pass onto plumber.

Depends on access, you could try removing the plasterboard 1st, then if the coving is needed it won’t be that difficult
