Hi There,

I am hoping someone can help just bought a house and noticed there a small leak from a blead valve on a pipe from the immersion heater; the brass but has a small crack / hole.

will this brass bit unscrew fully for me to screw down a new one? Where can I buy one I’m in Stoke on Trent.

They have a small rubber seat washer which has probably been over tightened and been damaged, they have a tendency to get pushed into the bleed Hole so when opened to bleed the pipe you have to clean the hole out, bit of a long explanation but damaged washer on the brass part is the fault

The valve looks like a old fashioned manual air release valve to me but being used as a drain valve.

Before you start just think how you are going to drain it. Old towels on the floor, and try holding a hose on the end. You may need an assistant to help with that.

Professionals prob have cleverer ways and things like wet vacs. So if you don't enjoy it find a good professional.

When it's off take the bits to a good plumbers merchant. If not helpful find another ( worth doing if you want to get into simple plumbing ).

Funny the first ever house I had the vented tank failed after 1 year with small hole in the base. I hadn't thought about this so it took me all day to drain. I did however fit a replacement tank.

Thank you everyone for your replys, and Gasmk1 your 100 percent correct the washer has gone :).

I can’t seem to buy the same brass cap and unsure where to get a rubber seat washer; can you buy them?

I drained the system and took of the brass cap on top of add put some plumber mate to the top of it which has stopped the leak; is there a better temp fix I can do, getting all the rads changed in a few weeks the house is empty.

Can you buy these small rubber seat washers? And where from screwfix etc?

just make your own out of some hard rubber doesn't have to fit perfect so long as it covers bleed hole so when compressed it seals also don't tighten too much as this is what forces it to block the hole
